Two things happened in 2023 that changed the picture of Stockholm's rental market. Small apartments took over the supply. And we could for the first time measure how fast apartments disappear. The average rent among the landlords we monitor rose 5.5% to SEK 8,900 per month. The increase was moderate after 2022's 14.4%, but the price level was established.

One- and two-bedrooms now made up 76% of listings. That was a dramatic shift from the baseline year's 56%. Meanwhile, our new speed tracking showed apartments were taken within 34 days at the median. It confirmed what everyone suspected: demand is extreme.

Since 2019, average rent had risen 39%. Price per square metre increased from SEK 107 to SEK 187. This report documents the year Stockholm became a small-apartment market.

One- and two-bedrooms make up 76% of listings. One-bedrooms rose to 33% and two-bedrooms to 43%. Three-bedrooms dropped to 18% and four-bedrooms to 5%. The shift toward small apartments is clear.
