Inflation struck. Riksbanken raised the policy rate rapidly. Condo prices fell. And rents exploded. The average rent among the landlords we monitor rose 14.4% to SEK 8,439 per month. It was the sharpest increase in our entire measurement period.

Price per square metre jumped from SEK 126 to SEK 156, a 24% increase in a single year. Small apartments grew to 67% of listings. More condo owners with high interest rates sublet their apartments. The new supply was not enough to satisfy demand.

This report documents the inflation shock's impact on the first-hand contract market. Rents rose faster than wages. Housing costs took an ever-larger share of household budgets. Since the 2019 baseline, average rent had risen 32%.
