Stockholm woke from the pandemic. Students and young adults returned to the city. Offices filled again. The average rent among the landlords we monitor rose 4.2% to SEK 7,378 per month. The increase was moderate compared to the pandemic year's 10.8%, but the direction was clear.

Riksbanken kept its low policy rate throughout 2021. Condo prices surged. That pushed more people toward the rental market. Small apartments grew to 60% of listings, up from 56% in the baseline year. Demand for one- and two-bedrooms grew faster than supply.

Since the 2019 baseline, average rent had risen 15.4%. Price per square metre increased from SEK 107 to SEK 126. The housing shortage deepened despite increased new construction. This report documents the recovery year.

Norsborg rose 20.2% since the 2019 baseline. Average rent for a two-bedroom went from SEK 5,109 to SEK 6,142. The metro takes you to T-Centralen in 30 minutes. The area is starting to move rapidly upward.

Million Programme suburbs offer the lowest rents. Areas along SL commuter train lines in the south and north have rents below SEK 6,000 for a one-bedroom. The inner city remains most expensive with one-bedrooms above SEK 8,000.
