Rents fell for the first time since we started measuring. The average rent among the landlords we monitor dropped 2.9% to SEK 8,645 per month. But the real story was not about price. It was about speed. Apartments disappeared in 6 days at the median, down from 34 days in 2023.

The market correction was selective. Rents fell, but demand exploded. Bostadsformedlingen's queue reached 894,592 registered seekers. Riksbanken cut the policy rate. Condo prices stabilized. And yet: apartments had never been taken so fast.

Since the 2019 baseline, average rent had risen 35%. Price per square metre increased from SEK 107 to SEK 194. Small apartments made up 80% of listings. This report documents the year the market corrected on price but accelerated on speed.
