In the autumn of 2019, HomeSpotter began systematically monitoring Stockholm's first-hand contract market. The first three months of data show an average rent of SEK 6,393 per month among the landlords we monitor. This is the starting point for everything that follows. Every future comparison begins here.

Stockholm already had an acute housing shortage. Boverket reported that 24 of 26 municipalities in the county lacked sufficient housing. Bostadsformedlingen's queue exceeded ten years for attractive inner-city locations. Riksbanken's low policy rate kept condo prices high and pressure on the rental market constant.

This report documents the baseline. Three months of data provides a snapshot, not a full-year picture. But it shows where Stockholm's first-hand contract market stood before the pandemic, before inflation and before the rate shock.

According to SCB (Statistics Sweden), rents have risen steadily since 2010. The bruksvärdessystem (utility value system) regulates primary rents through negotiations between Hyresgästföreningen (the Tenants' Association) and landlords. Boverket's housing market survey shows the housing shortage in Stockholm is acute, with queues of 10+ years at Bostadsförmedlingen.
